Dubai regulates holiday homes properly, which is good news: clear rules keep the market healthy. Here's what has to be in place before your apartment hosts its first guest.
The DET holiday home permit
Every short-stay unit must be registered with Dubai's Department of Economy and Tourism. The permit ties to the specific unit, needs renewal, and requires documents like the title deed and, in some cases, a no-objection letter. Operating without one risks real fines.
Tourism dirham and guest registration
Guests pay a small nightly tourism fee, which the operator collects and remits. Check-ins are reported through the official system. Done properly, this is invisible to you as an owner; it simply happens.
Your building has a say
Some towers welcome holiday homes, some restrict them, and a few ban them outright. Building rules, access systems and community fees differ block by block. Before buying for short stays, confirm the building's stance in writing; it changes the maths completely.
