How much can a Dubai apartment earn on short stays in 2026?

Ask three managers what your apartment could earn and you'll get three confident answers, usually gross, usually optimistic. Here's the more useful version.

Start with the market, not the promise

Dubai welcomed a record number of international overnight visitors in 2025, and short-stay demand follows that curve. Across the market, median occupancy for short-stay rentals sits around 73%, with a median nightly rate around AED 638. Those are medians: half the market performs below them, and the spread between buildings is enormous.

That spread is the whole game. The same one-bedroom layout can net wildly different amounts depending on the building's location, its facilities, the quality of the furnishing and, bluntly, who runs it.

Gross is a headline. Net is a decision.

Booking revenue is not what lands in your account. Between the two sit cleaning costs (usually paid by guests, but check), platform commissions, utilities, permits, maintenance and the management fee. A serious estimate always shows the net line and how it was calculated.

As a sanity check: a well-run one-bedroom in a core area like Business Bay typically nets an owner somewhere between AED 80,000 and 120,000 a year on short stays. Prime areas run higher, value areas lower, and furnishing quality moves the number in both directions.

What actually moves the number

Four things, in order: the building (view, facilities, location), pricing discipline (daily rate management, the way hotels do it), the quality of photos and furnishing, and review scores. Everything else is noise.
